One of the most important things to do before renting out a property that you own is by running a tenant background check. You want to ensure you aren’t renting your property out to child molesters or other types of people that would not be the best fit for your neighborhood. Let’s face it, nobody feels safe around a child molester or an ex-con living next door.
So what should you do to properly screen your tenants before you rent to them? The first thing you will want to do is to give them an application to fill out. Things such as prior living addresses, problems with the law, and employment history with references are all things you should ask for on the application.
While you won’t be able to verify employment with a background check, you can call the references to verify this piece of the application while everything else can be verified with an inexpensive online background report.
The whole point to having them fill out this information is to see if they will be honest about their past up front with you. Some things aren’t bad when you are renting to someone who has had previous problems with the law, it’s those that are trying to hide something that are the tenants you want to avoid. Statistics show that these tenants are the ones that are normally the most problematic.
Once you have an application, you will want to gain consent run to a background check based upon the information they have provided. It’s not illegal to run a background check on someone, but to base your decision based upon the results of the background check you should have them consent to the check if you want to stay legally safe.
After you have their information, a quick background check will reveal everything you need to know, and a social security number isn’t even required! You will then be able to safely rent your property out to a safe, deserving tenant that will provide your investment property with the peace of mind you deserve!
